As buying opportunities start emerging it’s important to note that if you’re offering a substantial discount from what the current owner paid or list price you have to make it enticing. Put yourself in the seller’s shoes! - If you’re motivated to sell are you most interested in a long due diligence period or shorter DD offer? - How about days to close after contingency removal? - How substantial is your earnest $$ deposit? Want sellers to consider your lower offer? - Inspect & complete DD quickly - EMD should show “skin in the game” - Close quickly after DD removal or increase. This assumes your offer price includes a risk premium discount.

Do you own a business… or are you the business? A lot of people think they’re business owners when, in reality, they’ve just built themselves another job—only this one doesn’t come with vacation pay, benefits, or a boss to take the blame. Here’s the difference: ✅ Self-Employed: 1. You make money only when you’re working. 2. If you stop, the income stops. 3. You are the business. ✅ Business Owner: 1. The business makes money whether you’re there or not. 2. You can be on vacation and still be “open for business.” 3. You’ve built systems, hired people, and leveraged other people’s time, skills, and resources to generate income. And let’s be clear—owning a business doesn’t mean you never show up to work. You still oversee operations, guide strategy, and contribute to growth. The difference is, you’re not the only person keeping the lights on. ✅ 5 Benefits of Truly Owning a Business: 1. Lately I have noticed more people turning their home into a rental property, or moving back in after renting it out, without reporting it. The CRA sees this as a “change in use,” which means they treat it like you sold the property at fair market value on the date you switch. If it was your principal residence up to the switch, there’s usually no tax (thanks to the Principal Residence Exemption). However, if it was a rental property, you may have to report a gain.
