But the "pull everyone off site" era is over. The new model vests more responsibility in site teams, not less. ✅ The regulatory environment — particularly around eviction protections and rent reform — remains one of the biggest wildcards for affordable housing operators heading into the rest of 2026. ✅ Transaction volume is starting to loosen, but slowly. Most deals moving right now are distressed or recapitalizations. Patience and fixed-rate debt are rewarding disciplined operators.
