Commercial real estate showed signs of renewed activity in August, but the recovery remains uneven. The LightBox CRE Activity Index rose to 116.5, up from 113.4 in July and 104.3 a year ago. The strongest signals came at the front end of the deal pipeline: • Commercial property listings increased 20% month over month • Phase I environmental due diligence activity rose 3% • Nearly 1,800 CRE transactions closed in August, up 6% from July But lender-driven appraisal activity declined 29% from July’s 2026 high, underscoring the financing friction still shaping the market. The August data points to renewed engagement—not yet broad-based acceleration—as brokers and investors head into the fall dealmaking season.
