John Woodard liked thisJohn Woodard liked thisLast week, I had the opportunity to attend An Evening for Healers in Shreveport alongside our JV partners at Brown Builders. It was a great evening benefiting the LSU Health Shreveport Foundation and recognizing the incredible healthcare professionals and first responders who serve this community every day. Hearing the stories of healing and learning more about the work LSU Health Shreveport is doing in healthcare, education, research, and innovation was inspiring. It was also exciting to see the focus on LSU Health Shreveport’s Research Expansion Project and the transformation of the former Sears at Mall St. Vincent into 181,000 square feet of modern research laboratory space. Broadmoor and Brown Builders are proud to be the construction team for this important project, with construction scheduled to begin in January. The facility will help LSUHS continue recruiting leading researchers, expand its work in areas such as cardiovascular disease and cancer, and support its goal of becoming a Top 50 research institution. What really stood out during the evening was the impact this investment will have beyond the LSU Health campus. The construction phase alone is projected to generate $288.7 million in economic activity and support more than 2,300 jobs across Northern Louisiana. At Broadmoor, our core purpose is to honorably serve our communities. We are grateful to be part of the Shreveport community and incredibly proud to help build a project that will contribute to its health, economic growth, and future for years to come. LSU and fellow leading universities were highlighted as selected partners at the The White House during the national Fostering the Future announcement, celebrating new scholarship support that expands access to higher education for students who have experienced foster care. For young people navigating college without family resources, these opportunities can be truly life-changing. The trip also provided an opportunity to connect with LSU alumni and transformational industry partners, including Shell. I was honored to join Colette Hirstius and members of her exceptional team as part of the Freedom 250 Grand Prix . Science and innovation were on full display through the introduction of their new fuel! Just wrapped up CoStar Group's Dallas-Fort Worth Industrial Market Update this morning, and the data confirms what we're feeling on the ground: DFW industrial leasing activity is at an all-time high. A few takeaways worth sharing: *️⃣ Leasing volume has never been higher for DFW industrial. The bulk of that activity is concentrated in 100,000+ SF deals, but we're also seeing healthy demand in the sub-10,000 SF range — this market is strong across the board. Seven leases have been signed in million-square-foot buildings alone. *️⃣ Speculative construction is making a comeback in 2026 after a quiet stretch, and clear heights are climbing as new technology like ASRS (automated storage and retrieval systems) drives demand for 36' and 40' buildings. *️⃣ Year-end vacancy sits at 7.9%, with the majority concentrated in logistics product. Data centers and cold storage are seeing much better occupancy, and Dallas continues to lead the nation in data-center-adjacent demand. *️⃣ One of the more interesting frames from the discussion: last cycle was about building this space. This cycle is about leasing it. And across the board, we're seeing a clear flight to quality. *️⃣ Great insights from Cody Gibbs and Bill Kitchens with CoStar — appreciate you both putting together such a strong update.
