Simultaneously, we launched the Warby Parker Impact Foundation with 1% of the company’s outstanding shares to expand access to eyecare. Going public was the culmination of an incredibly rigorous process—and a milestone that gave us an opportunity to demonstrate something we had believed since starting Warby Parker: companies can scale, deliver strong results, provide incredible value to customers and do good in the world. Five years later, Warby Parker has grown tremendously. But what excites me most is that our ability to serve our customers and advance our mission has grown right alongside it. Since going public, we’ve more than doubled our retail footprint to 350+ stores, with nearly 90% now offering eye exams. We’ve expanded our US manufacturing capabilities from one optical lab to two, grown #TeamWarby to more than 4,000 people, and more than doubled the number of people who can use their in-network vision insurance at Warby Parker. And, we’ve more than tripled the impact of our Buy a Pair, Give a Pair program—from 8 million pairs of glasses distributed at the time of our listing to over 25 million today. I’m proud of how much has changed over the last five years and equally proud of what hasn’t. Jordan Cohen liked thisJordan Cohen liked thisAt this years @Pretium Investor Symposium, I moderated a panel on value creation in residential land with Pretiums @Karen Kulvin, @Greg Vogel of @Land Advisors Organization and @Mollie Fadule of @JPI Companies. As regional banks pull back from homebuilder and land development lending, builders are moving land off balance sheets and leaning on structured construction and lot-banking capital. That opens the door for platforms like ours to step in as a reliable financing partner. In the two years since we launched our homebuilder financing business, we have closed roughly $4 billion in loans, financing the construction of about 19,000 housing units across 20 states and nearly 100 projects.

Jordan Cohen liked thisExcited to announce that this morning BRX signed agreements to acquire Slate Grocery REIT for $2.34 billion, in partnership with our new (well, old) friends at Everview Partners. Deal highlights: • $2.34B purchase of Slate Grocery REIT: a grocery-anchored portfolio that fits our open-air retail grocery value add strategy: • 23 assets wholly owned: these go directly onto the BRX balance sheet - 100 percent overlap with our footprint. • Joint venture for the rest of the portfolio: BRX owns 20% of the JV equity and will make make a preferred equity investment. This is fantastic next step in BRX’s growth. We look forward to creating value at these assets for our partners and shareholders. A huge thank you to the BRX team who made this happen: including my investments team, FAM, legal, leasing, Operations, IR and everyone else - even the rest of the executive team ;). It has been great working with the Everview team, and we look forward to a strong partnership. Finally, a shout out to the Slate Asset Management team, whom I’ve long admired, for building a great set of assets. I was thinking of Slate when I belted out the Canadian anthem at the Buffalo Bills new stadium opener at Highmark right after working on the deal during the tailgate a week or so ago!Jordan Cohen liked thisToday, Brixmor Property Group and Everview Partners announced they have entered into definitive agreements to acquire Slate Grocery REIT in a transaction valued at $2.34 billion. Under the terms, Brixmor is adding 23 grocery-anchored shopping centers to its portfolio, while expanding the reach of its operating platform across an additional 92 centers through a capital-efficient joint venture structure with Everview. The 23-asset portfolio Brixmor is acquiring includes approximately 3 million square feet, approximately 96% leased, and is located entirely within the Company's existing operating footprint primarily in Florida, Georgia, and the Carolinas. Brixmor will acquire the 23-center portfolio for approximately $636 million and hold a 20% common equity interest in a joint venture with Everview that will acquire the remaining 92 shopping centers for approximately $1.71 billion. What makes this transaction compelling is not just the scale. It is the opportunity to create value over time. Brixmor sees meaningful opportunities to drive long-term growth through leasing, remerchandising, redevelopment, and outparcel development initiatives. The transaction aligns with Brixmor's strategy of investing in high-quality grocery-anchored centers in markets we know well, leveraging our operating platform at scale, and creating sustainable value for shareholders. The transaction is expected to be immediately accretive while preserving balance sheet strength and flexibility for future opportunities. Big capital is moving toward it, which is good news for the sponsors who source and run most of it.
