If a client texts you, “Wait… why did my mortgage payment go up? I locked a fixed rate,” don’t panic. It’s county and township tax time here in Southeastern PA. When property taxes get reassessed or insurance premiums increase, the escrow portion of the payment adjusts. The rate did not change. The taxes or insurance did. That can create an escrow shortage, which raises the total monthly payment. This happens every year, and it catches people off guard. If you have homeowners confused about a payment increase, have them review their escrow analysis. And if they want someone to break it down without the fluff, I’m happy to walk through it with them. Five minutes of clarity now can save a lot of stress later.

A recent survey shared by the Pennsylvania Association of Realtors® offers an interesting look at what today’s buyers consider deal breakers and what they simply won’t compromise on. Among the biggest immediate turnoffs: • Mold or smoke odors • Uneven floors or crooked walls • A home located on a busy road • Visible repair shortcuts • Deferred maintenance or renovations that appear to hide underlying issues On the other hand, buyers’ top non-negotiables included outdoor space, central air conditioning, a quiet neighborhood, natural light, and a garage. The takeaway for sellers? First impressions matter. Buyers are paying attention to more than finishes and square footage. Maintenance, presentation, transparency, and the overall feel of a property can all influence how they perceive its value. Montgomery County’s housing market continues to show strong momentum this spring, with homes selling quickly and demand remaining high across nearly every price point. April 2026 saw a 2% increase in median sale price year-over-year to $476,750, while homes averaged just 7 days on market and sellers received 102% of asking price on average — clear signs of a competitive seller’s market. Inventory remains tight at just 1.6 months of supply, creating opportunities for well-prepared buyers and motivated sellers throughout the county.
