A year ago everyone was asking AI to work faster. Now the better leaders are asking something different: can it help us make better calls? Quick gut-check on where AI is actually heading: ➡️ Less "generic output," more context → it's starting to actually get the situation ➡️ Less standardized, more personal → at scale, without losing the human part ➡️ Less "save time," more "here's what that time is for now" (relationships, judgment, the stuff that actually needs a person) ➡️ Less dashboards-of-the-past, more "here's what's about to happen" ➡️ Less insight sitting there unused, more insight → action, automatically That last one's the real shift. A recommendation nobody acts on is just noise. The companies actually winning with AI right now aren't the ones with the most tools. They're the ones who've connected the dots between their data, their people, and their workflows, so insight doesn't just sit in a report. Automation was chapter one. Action is chapter two.

Where should you start with AI? Not with the tech. Here's what the companies actually getting value from AI have in common: they don't start by asking "what can this tool do?" They start with a problem. A process that eats up too much time. A decision that needs more confidence behind it. An outcome that actually matters to the business. That one shift changes everything: → Instead of "how do we use this AI," it's "how do we fix this problem" → Instead of dashboards that just show what already happened, it's tools that tell you what to do next → Instead of endless pilots and proof-of-concepts, it's results you can measure and repeat Real estate has spent years digitizing everything and connecting systems. That work is basically done. The hard part now isn't getting data, it's knowing which parts of it deserve your attention and what to actually do about it. And the best AI solutions don't come from tech vendors working alone. They come from vendors and industry people building things together, so the tech makes sense in the real world, not just on paper. So skip the "what's our AI use case" conversation. Start with, "what problem are we actually trying to solve?" That's the real starting point.

A property manager needs to summarise a mountain of resident emails before a big meeting. There's an AI tool for that. But approval takes six weeks. So they don't wait. They open a free account, paste in the data, get it done. Now nobody knows where that resident info went. This is the real problem with AI governance. It's not the tool, it's the friction. Make it too slow, and people just work around you. Our CTO, Terry Keller, laid out what actually helps: → Get more than IT in the room. Legal, finance, HR, and the property managers actually using the tool all see something different. → Not every request deserves the same scrutiny. A slide deck tool isn't the same risk as a tool touching resident financial records. → Give people a safe way to say yes. A limited pilot, human sign off on anything risky, instead of just saying no. → Approval isn't the finish line. Suppliers change models and terms all the time. Someone needs to own that tool going forward. As Terry puts it, good governance isn't about adding more rules. It's about building enough trust that people don't feel like they have to hide what they're using.

That's the shift happening in leasing right now: the tools are starting to work while the office is closed, not just during business hours. New rules mean fees need to be visible from the first listing a renter sees, not buried in an application. Syndicating pricing consistently across every site is one-way teams are getting ahead of that. Rent payment is being reframed as a relationship touchpoint, not just a transaction. Credit reporting and rewards are turning a monthly obligation into something that builds loyalty.
