Dan Taylor liked thisDan Taylor liked thisA segment of student accommodation demand just doubled in volume, and nobody appears to be trying to capture it. The Lavanda Lens team looked at term-time booking data across Lavanda's UK student accommodation portfolio and found something we weren't expecting. Bookings of 30+ days now represent 10.7% of term-time demand, up from 8.5% last year. That's a 26% increase in market share YoY. Average length of stay: 60 nights. These are not visits from commuter students. They're month-long (or longer) stays from students on placements, exchanges, or non-standard study patterns who need real accommodation. Just not a 40-week contract... What's really interesting is that this growth has happened with zero dedicated optimisation. No pricing strategy. No university outreach. No retention programme. When a segment doubles organically, that's not a niche. That's structural demand finding the path of least resistance. The commuter student industry narrative might be distracting from the actual opportunity for accommodation operators right now. Dan Taylor liked thisDan Taylor liked thisMany organisations in the living sector experimenting with AI are stuck in pilot mode, on messy data foundations. The unblocking step is often some form of: "get your data house in order". But what does that mean in practice? AI-ready data architecture has a practical structure. Your data estate probably looks something like this (whether you know it or not): canonical data (your fundamental business metrics), semantic data (the fuzzy, unstructured text), and correlation data (the mapping between internal performance and external context). The insight doesn't live in any single layer. It emerges when you connect them properly. Of the three, semantic data is most often mishandled. We have decades of tooling for structured data, but the unstructured stuff gets either ignored or forced into taxonomies that strip out its value. The review saying "kitchen was disgusting and landlord took three weeks to respond" becomes a row marked "sentiment: negative". The nuance disappears. The connection between cleanliness and responsiveness vanishes. Embedding-based approaches change this entirely. I want to thank Teamed's CEO Antony Vallee for taking a chance on me all those years ago and for the trust placed in me from day one. The freedom to carve my own path and contribute to building this business from the ground up has been one of the most rewarding experiences of my career. Being part of the founding team has been a source of immense pride. Watching Teamed grow from those early days to the thriving company it is today has been nothing short of extraordinary. We've built something special together, and I'm honoured to have played a part in that story. To my teammates across the business, you've become so much more than colleagues. This year, we supported more than 6,500 children and adults facing poverty, homelessness, domestic abuse and sudden financial crisis. We reached families in every London borough, as well as across Hertfordshire and Bedfordshire, working alongside over 1,000 referral partners including schools, health professionals, social workers and community organisations. For many families, walking through our doors happens at a moment of real vulnerability, often after months of worry and trying to cope alone. Every family received carefully tailored support, offered with dignity and care, helping them feel respected, understood and less alone. None of this happens in isolation. Every referral fulfilled and every item given reflects the combined effort of partners, volunteers, supporters and the wider community who make this work possible. A particular thank you and shout out must go to our corporate partners, too many to mention individually, for their continued commitment through volunteering days, donations and toy collections. Your support plays a vital role in helping us meet the growing need we see every day. If your company would like to get involved in 2026, please get in touch. 📣 VCs! Does your deal flow funnel look a bit..... homogenous? With only 2% of UK VC funding going to all-female teams and less than 0.5% going to black founders - and nearly half of all capital going to companies based in London - we thought we would put together a few suggestions based on recommendations from reports looking at increasing diversity at the top of the funnel. If your top of funnel isn’t diverse, it’s rarely because diverse founders don’t exist. It’s because many quietly self-select out. A few practical ways to widen the funnel: 🗣️ Use inclusive, specific language (clarity beats vague “exceptionalism”) 🚪 Be accessible with clear contact routes, open applications or office hours 📜 Signal commitment (e.g. Investing in Women Code, Diversity VC certification) 👭 Diversify sourcing beyond the usual universities, networks and accelerators 👥 Build balance into teams, panels and visible moments 🧰 Offer support beyond capital at the top of the funnel 📊 Track who enters your funnel and make DEI part of how you operate You don’t need to lower standards — you need to remove unnecessary friction. 💷 The UK’s venture capital market is showing positive momentum again. In 2024, VC investment into UK companies hit £9 billion, supporting 378,000 jobs. Some thoughts for coworking leaders in the UK. The time has come to create and share* your hyperlocal economic impact reports. It's one (important) thing to share how many businesses you host, and what the changes in business rates may mean to you and your ability to support and house these businesses. It's a whole other thing to show just how many pounds and pence go into the neighbouring economy. Ideally, by now, we'd have a way to better track this, but here's a running start: 🚊 Ask: members how they get in to the office. 🍲 Ask: members what they get for lunch (and from where). 🍻 Ask: members how often they go out nearby in the evenings. ☕️ Guestimate: number of coffee cups from nearby vendors thrown away each week. 🍽️ Guestimate: local catering, services and other spend. 🏋️♀️ Guestimate: local gym, spa, yoga, wellness spend. Those numbers, added together, are a fraction of the hyperlocal economic impact your space(s) drive. If spaces like yours go out of business, that spend vanishes almost instantaneously. VirtualNonExecs has big ambitions to grow and have teamed up with BusinessCloud to hold a series of face-to-face masterclass events. Experienced Dominique Dempsey has joined as events manager and the first two business breakfast has been earmarked Leeds for the end of February on how to scale internationally.
