  • What does it mean to create the world’s best renter experience? Forum set out to share what it looks like in practice. More than 150 of multifamily’s top operators gathered in Paradise Valley to explore the future of agentic AI in multifamily, and the undisputed foundation required to move the needle: centralization + AI + the human experience. The third-annual Forum brought together experts and thought leaders like Jay Parsons, Kristy Simonette, Clay Bavor, and legends like Mia Hamm, inspiring us all to “carry the water.”

  • Everyone’s talking about AI. But at Forum, the conversation moved past what AI 𝘤𝘢𝘯 do, to what it takes to give the keys to AI to drive outcomes. Representing some of the largest organizations in the industry, Forum brought together Melody King, President at BH, Melody Reid, Managing Director, Property Systems Engagement at Greystar, and Jackie Impellitier, Chief Operating Officer at ZRS Management to discuss the new era of agentic AI-enabled operations. They agreed: unlocking the true value of agentic AI only happens when the foundation is there to turn it from a communication tool into an operational engine. And that’s the shift from reactive AI to proactive, workflow-embedded, agentic AI that gives teams a hand, and provides exceptional customer service to teams.

  • Forum 2026 went by in a flash, but the memories and conversations will leave a lasting impact long after we return to our teams. Thank you to all of the operators, speakers, and panelists for joining us at the "best conference in multifamily" (if we do say so ourselves..) More highlights to come.

  • Day 2 of Forum delivered. From Laurel Zacher's Operational AI workshop to a forward look at where the Funnel platform is headed with Tyler Christiansen, Jack Banask, and Nikki Hand, the message was clear: AI works best when it’s designed as an intentional teammate, with clear ownership, clean data, and the right human handoffs. Later, Brandon Gaeta, Jessica Beck, and Ian Andrews took the stage to share what pushed them past the traditional 1:100 structure, and how they customized their journey to work for all owner and management structures. Oliver Sherlock brought a global perspective on where the rental experience is going and why expectations are only getting higher. And the comedian… no one was safe. If you’re not here, you’re missing the conversations shaping what comes next.

  • Day one of Forum and the first ever Funnel University is in the books. And if you weren’t here… you missed a big one. From hands-on training to a Welcome Reception that looked straight out of a movie with the sunset and conversations stealing the show. Scottsdale certainly gave us a warm welcome (99+°), and we can't wait to continue the Forum fun throughout the week.

  • Operators are learning AI isn’t removing roles. It’s reshaping them. Tyler Christiansen shared in this recent Multi-Housing News piece, the role of the human leasing professional is actually becoming more important, not less. When technology handles the administrative layer of leasing, teams can focus on the parts of the job that matter most: hospitality, relationships, and helping renters find the right home. • A better renter experience should include every member of the household. That’s why we’re proud to pawtner with OurPetPolicy to bring self-service animal verification workflows into the Funnel platform. For renters, this means an easier way to register their pets. Because your four-legged family members deserve a seamless experience too… no begging required. Meanwhile, operators get a faster, more secure way to screen animals across their portfolio. No more chasing paperwork or digging through a ruff process. Less friction, more tail wags.

  • Breaking up with the 1:100 operating model isn’t easy. But for these operators, it was well worth it. At Forum we’re bringing together four operators representing over 236,000 combined apartment homes about life after the default operating model. Together, Ian Andrews, SVP of Innovation and Analytics, Avanti Residential, Jessica Beck, CEO, Alfred (RKW Residential), and Brandon Gaeta, Vice President, Customer Acquisition, Morgan Properties, will discuss what pushed them to rethink their operating model, what changed in their teams and workflows, and what they learned along the way. If you're exploring new ways to structure teams, workflows, and operations, this is a conversation you won’t want to miss.

  • What does a wildly awesome customer experience actually look like in multifamily? BH has spent years building the Mint Experience, a philosophy built around delivering consistent, high-touch service that residents can feel at every step of the journey. Today, BH brings the Mint Experience to 107,000 homes across 42 states and ranks #11 on the NMHC Top Managers list. And behind that scale is a very intentional operational model. At Forum, BH’s leadership team, Christi Weinstein, Chief Operating Officer, Amy Laws Walling, Unified Strategic Services Senior Project Manager, Amy Davis, Vice President of Shared Services, and Andre Washington, Director of Contact Center Technology, will give an inside look at how the Mint Experience actually works behind the scenes. They’ll break down the four centralization pillars that power the Mint Experience at scale: • Contact center • Screening • Resident account management • Renewals And more importantly, how those pillars work together to create wildly awesome experiences (for renters AND teams) across a national portfolio. It’s your last chance to get in the room. Register for Forum today.
