    New construction is one of the biggest levers for housing affordability, and Zillow’s New Construction Forum in Austin was an excellent chance to gather the brightest minds in home construction in a single spot and talk data, trends, and new innovations with Libby Cooper, Qadra E., Bryan Mecsey and the rest of our new construction team. Amanda Pendleton and I had a compelling fireside chat diving into the economic trends that we’re seeing play out currently and what we expect for 2027, reconciling the research my team’s done on home buyer engagement patterns with Amanda’s deep dive on consumer trends paired with a candid look at where the market is likely heading into 2027, from rates to inventory, buyer behavior and regional signals.  Then we closed out the forum with Errol Samuelson, Michael Brandt, and Libby Cooper and I taking live audience questions about product, industry, marketing, and economics.  If you're interested in following along for more real time insights for new construction, head to Zillow Research to subscribe.

    Here is something more homebuyers should know: new construction is often a better deal than existing homes right now. Newly built homes sell for a median of $205 per square foot nationally, compared to $212 for existing homes. On top of that, new homes come with lower maintenance costs, energy-efficient features and modern layouts built for the way people live today. Builders also have more flexibility than resale sellers to sweeten the deal with incentives on rate buydowns, upgrades and more. Markets like Austin, Raleigh and Tampa are seeing the biggest value per square foot, with new homes running up to 19% cheaper than existing ones. Full analysis: https://lnkd.in/gc2qHvrd

    Last week, I joined a panel in Austin at Zillow’s New Construction Forum. My biggest takeaway: new construction has more to offer buyers than many realize. Incentives can make a new home more attainable. Customization helps buyers make it their own. And more homes are move-in ready than shoppers might expect. What I appreciated most was the candor from builders about changing consumer habits, reaching serious buyers, and building distinctive, elevated brands that still resonate locally. That brand conversation started onstage and continued in the hallways. Zillow is where serious buyers are shopping. We have an opportunity to help builders reach those buyers and give them a clearer picture of what new construction can offer. Grateful to have been part of the event.

    AI's most valuable role in real estate is making the journey easier for movers and giving real estate professionals more ways to support their clients. Zillow SVP of Engineering Toby Roberts recently joined Todd Bishop and John Cook live on the GeekWire Podcast at the Real Estate at Work event in Seattle to discuss how we are thoughtfully bringing AI into the home-buying journey.
