New construction has fallen sharply, companies are returning far less space than they were a year ago, and negative absorption has improved by more than 90%. Availability remains elevated at 8.9%, however, while asking rents have declined approximately 17% from their late-2023 peak. The result is a market that is correcting, not collapsing—and one that currently gives tenants meaningful leverage through rental rates, free rent, tenant improvement allowances and overall deal structure. Cale Miller shared thisSan Francisco’s office market may finally be reaching an inflection point—but the headline alone doesn’t tell the whole story. Vacancy fell from 34.7% to 29.7% over the past year, the fastest decline of any major U.S. office market. That’s meaningful progress, especially after several years in which the direction of travel seemed firmly negative. The more interesting part is what’s driving the change. AI companies accounted for more than three-quarters of net absorption, while active tenant requirements climbed to a record 8.9 million square feet. This isn’t a broad-based recovery—at least not yet. Demand remains concentrated by industry, location and building quality. For tenants, that creates a market with more nuance than the vacancy rate suggests: the best spaces are becoming more competitive, while meaningful leverage still exists elsewhere. That distinction matters. Companies evaluating a lease, renewal or expansion shouldn’t assume yesterday’s market conditions still apply—or that every building is recovering at the same pace. Cale Miller liked thisCale Miller liked thisIn 2010, we launched the Jawbone ICON and called it "wearable computing." As I shared the product story in press interviews, I could see reporters squint at the phrase. The idea: press a button on your headset and get something done by voice, without touching your phone. The technical reality? We hacked it together. Behind the scenes, the button dialed a phone number running voice applications in the cloud. 16 years later, the idea hasn't changed. What changed is this "crazy" idea is now consensus. First, the app UI is disappearing. How many apps did you used to open that you now just reach through Claude, ChatGPT, Muse, or Instinct? The conversation layer is eating the app layer. Next, voice eats the chat window. In a recent interview with Patrick O'Shaughnessy, Noah Shinn of Instinct said some of their users already do 90% of their interactions by voice. 90%. This is where it's going, because it's where communication started. Were born speaking. Reading and writing come later. For decades weve squeezed ourselves into the machines' format: screens, menus, buttons. Now that computers can finally understand us, we get to communicate in native format: voice. It's about the long-running feud between Sam Altman and Dario Amodei, who used to work together at OpenAI before Amodei and six of his colleagues left in 2020 to start a rival AI lab, Anthropic. The full story of the OpenAI/Anthropic split has never been told before, and it's pretty juicy. (Kanye West is involved, as is a stuffed panda named "Beary Bonds," and a secret plan to sell AGI to China and Russia.) Getting this story took months of digging and dozens of interviews, but I think it's important to understand why the leaders of the AI race are so motivated to beat each other. The book comes out next week! The mortgage transaction is the largest financial decision most people make, and it has stayed structurally separate from the process around it. Hardware is hard, and the things that look effortless in a video take years of unglamorous work to get right. Building a robot that people genuinely want to spend time with is harder than it looks. But what keeps me energized is that the impact isn't waiting for some future milestone. Abi is already in senior living communities, spending time with residents and giving staff more capacity to do what only people can do. Some residents call her a friend - they take pictures with her, give her hugs when they see her and talk to their family and friends about her. Roughly six months after Cushman & Wakefield’s September 2025 Office-to-Residential Conversions report identified a sharp acceleration in conversion activity across Manhattan, the firm reports that the momentum has continued. In 2025, conversion starts totaled 5.0 million square feet, the highest annual total in the past 20 years, with nearly 913,883 square feet initiated in the last four months of the year.
