But he had a passion for martial arts and the .com boom was starting. At night, he chased a dream: selling martial arts gear through catalogs. Orders trickled in. Then churn hit. Stores were reshipping his gear and hiding his name. So he started stuffing his own catalogs inside every item. Orders exploded. His MVP worked. But with Holocaust-survivor parents who barely spoke English—and barely finishing high school himself—he had zero tech skills. Then he remembered: a neighbor's son was a programmer. KarateDepot . com was born. Orders rolled in every night. Then his second son arrived. The apartment was too small. Still working full-time, he took out a mortgage, moved into a house, and turned the basement into a warehouse. Soon UPS trucks were blocking the street. He had to move again - this time to a real warehouse. Within 6 months: $1M ARR. But he needed more space and didn’t have the cash. So he took out a line of credit. Another mortgage. More kids. More pressure. Every morning, he’d wake up, throw up from the stress, and go to work. By 2006: $3M ARR. The biggest martial arts e-commerce store in North America. Then it cracked. In 2007, the market collapse loomed. Internal tension boiled over. His cofounder gave an ultimatum: “One of us goes.” Josh said, “Buy me out.” One week later, he walked away from the company he built for a decade. Three kids. Private school. A mortgage. No clear path forward. He asked wealthier people in his community how they did it. The answer hit him: it’s not about volume. It’s about the size of the transaction. One deal can change everything. So he pivoted to real estate finance. No equity. Commission only. It took two years to close one deal. He lived on a $60K base which had to be paid back before he saw a dime. He studied. Took sales courses. Some years: $0. Debt piled up. The pressure hit home. Marriage cracked. Separated. Reunited. Divorced in 2017. Rock bottom. No house. No savings. $300K+ in debt. Living alone in a small rental, without his kids. His pivot had failed. Then it hit him: the deals had to be his. He had to own the whole thing. There was no other way. He bet on himself one last time. Consulted while bootstrapping. Failed. Realized it had to be all or nothing. He risked more. Sank deeper, fighting to break through. Then one deal closed. Then another. He started renting a house. Ten more deals. He made headway on the debt. He hired a team. Delegated. Breathed. Moved to Florida. Bought a house. Flipped it. Bought another. Rebuilt his life from scratch. New city. New friends. New energy. And finally: freedom. Josh fought through the fire. He bet on himself. And built Capital Stack Advisors into what it is today. Josh is the ultimate entrepreneur. And fun fact? Josh aka Shia F. is my dad.

#Commercial #sales volume rose 26% to $16 billion in Southeast #Florida in 2025. This is the highest level since 2017 when we started estimating sales from county records. Lower #mortgage rates, a pickup in #commercial lending, and the area's strong #job growth are factors that propelled the sales rebound, now on its 2nd year. Dollar sales volume rose at a double-digit pace across asset types: #multifamily (+18%), #office (+37%), #industrial (17%), #retail (42%). Dollar sales volume rose across all Southeast Florida counties: #Miami-Dade County ($7.1 billion, +32%), #Broward County ($5.5 billion, +27%), #PalmBeach County ($2.8 billion, +12%), #Martin County ($181 million, +1%), and #StLucie County ($367 million,+21%). The median overall commercial sales #price per square foot rose in Miami-Dade (+3.5%), Broward (+3.7%), Palm Beach (+6.8%). Southeast Florida saw an uptick in $100 M+ deals to 19 deals (10 in 2024), an indication of robust #investor confidence in South Florida’s #economy and investment profitability . #Rents rose for office, industrial, and retail space, but declined for multifamily with vacancy rates rising due to the supply overhang from intense #construction in 2021-2022. ✔️Thursday afternoon, Central Florida’s commercial real estate crowd packed the Kissimmee City Hall! ✔️A huge thank you to CFCAR (Central Florida Commercial Association of Realtors) for organizing this incredible event and inviting everyone out. The energy in the room was electric, and the insights shared were pure gold. We all gathered around three major themes: partnership, redevelopment, and opportunities. ✔️The absolute highlight of the meeting was a deep dive into Kissimmee’s most anticipated mixed-use development—Edon Park. The panel completely mapped out the upcoming redevelopment and expansion plans, laying out clear future partnerships and massive commercial potential right in front of us. ✔️Edon Park is proving to be a textbook example of a successful Public-Private Partnership (PPP). It is the perfect playbook: the public sector provides the land, favorable zoning, and infrastructure support, while the private sector brings the capital, development expertise, and operational drive. By sharing risks and aligning goals, they have completely fast-tracked a project that would be incredibly difficult to pull off alone.
