Wendy DeMayo-Simpson, MBA reposted thisWendy DeMayo-Simpson, MBA reposted thisHowdy LI family...I'm so excited to formally introduce Creative Supplier Solutions, a specialized division of Creative Marketing Concepts built specifically for companies selling solutions into the multifamily industry. Multifamily Suppliers play a critical role in helping property management companies operate smarter, improve resident experience, support teams, protect NOI, and create better outcomes across their portfolios...we should be an extension of their teams, not a constraint point. But selling into multifamily is different, and too many sellers rely on relationships alone. Your message has to connect with multiple audiences at once: executives, regional leaders, operations teams, marketing teams, procurement, asset managers, and on-site teams. Each group cares about something slightly different, but they all need to clearly understand why your solution matters, how it creates value, and why now is the right time to act. That's where Creative Supplier Solutions comes in. As an arm of Creative Marketing Concepts, Creative Supplier Solutions helps supplier partners translate their products, services, and expertise into clear, credible, and compelling marketing and sales strategy. We help companies sharpen their positioning, strengthen their sales materials, build campaigns, prepare for industry events, and create messaging that speaks directly to the outcomes multifamily decision-makers care about most: Occupancy, Efficiency, NOI, Resident experience, Staff capacity, Risk reduction, Implementation ease. We understand the realities of property operations, which means we don't market in generalities. We help supplier partners connect their value to the operational priorities that actually drive buying decisions. Whether a company is entering multifamily for the first time, repositioning its offering, preparing for a conference, launching a campaign, or trying to turn awareness into qualified pipeline, Creative Supplier Solutions was built to help them show up with more clarity, credibility, and momentum. We’re proud to bring this focused support to the supplier side of the multifamily industry and look forward to helping more partners tell their story in a way that gets understood, trusted, and acted on. 3wWendy DeMayo-Simpson, MBA shared thisThe multifamily industry loves to ask, “How do we create a more hospitality driven resident experience?” But the better question might be… What are the micro moments that actually make someone feel seen, cared for and at home? That’s exactly what Jamie Gorski will be leading us through at the Maryland debut of Multifamily Breakfast Club Events on Friday, July 24th at Sophia Bethesda, a Greystar community. Jamie is leading an interactive discussion on “𝗧𝗵𝗲 𝗛𝗼𝘀𝗽𝗶𝘁𝗮𝗹𝗶𝘁𝘆 𝗔𝗱𝘃𝗮𝗻𝘁𝗮𝗴𝗲: 𝗠𝗶𝗰𝗿𝗼 𝗠𝗼𝗺𝗲𝗻𝘁𝘀 𝗧𝗵𝗮𝘁 𝗠𝗮𝗸𝗲 𝗥𝗲𝘀𝗶𝗱𝗲𝗻𝘁𝘀 𝗙𝗲𝗲𝗹 𝗮𝘁 𝗛𝗼𝗺𝗲” and I already know this room is going to have some great ideas! RSVP here: https://luma.com/fdhqca5c Because people don’t come to MBC events to collect business cards, they come to collective new perspectives & new relationships. 📍 Maryland...you’re officially on the Breakfast Club debut map! Wendy DeMayo-Simpson, MBA reposted thisWendy DeMayo-Simpson, MBA reposted thisWhen our partners make moves, we make sure the industry knows about it. Proud to share that our work helped land two major press features for Donaldson Impact Investments and their recent acquisition of Yorkshire Apartments in Silver Spring, Maryland. This is what meaningful marketing looks like in practice. Not just campaigns and content, but ensuring the right stories reach the right people in the right publications: Multifamily Dive and Affordable Housing Business. Congratulations to the Donaldson Impact Investments team on a deal that's creating real impact for real people. We're proud to have played a part in telling that story. Wendy DeMayo-Simpson, MBA reposted thisWendy DeMayo-Simpson, MBA reposted thisSupporting multifamily operators and supplier partners takes more than marketing. It takes someone who sees the whole board. So we found her. We’re thrilled to welcome Bethany Birkenbuel as Director of Marketing and Client Success at Creative Marketing Concepts and Creative Supplier Solutions. Bethany brings more than 15 years of multifamily marketing experience. She’s partnered with owners and operators to solve marketing challenges, lift revenue performance, and strengthen brands across every asset type. She also knows the supplier side, helping partners sharpen how they speak to the operators they’re trying to reach. She loves turning complex MarTech challenges into smarter, simpler programs that align strategy, brand, and execution. Welcome, Bethany. Let’s get to work. 💥

Wendy DeMayo-Simpson, MBA shared thisA month in and I'm already getting to do my favorite part of this job. If you'll be in NOLA next week, come find me. I'd love to catch up.Wendy DeMayo-Simpson, MBA shared thisWe're trading our desks for Bourbon Street next week. Three marketers walk into New Orleans. If you'll be there, let's talk shop. We spend our days as the fractional marketing team behind multifamily communities, deep in strategy, MarTech, and what's actually moving the needle on conversions right now. Always happy to compare notes. Wendy DeMayo-Simpson, MBA, Joe Summers, and Joe Copsey will all be on the floor. Drop a comment or send a message and let's find a time to connect. See you in NOLA!

Wendy DeMayo-Simpson, MBA shared thisMy dad has gifted me a Consumer Reports subscription every Christmas for years. This month’s back cover made me put my coffee down: “Don’t Ask AI. AskCR.” Bold move. While it seems every company races to slap “AI-powered” on everything, a 90-year-old institution is betting the other way. They’re saying humans are the premium feature. Not “we have better tech,” but “we have better judgment, and a machine can’t fake 90 years of getting our hands dirty.” Honestly, it felt refreshing. It’s also a sharp piece of strategy. They found the one thing AI can’t copy and built a campaign on it. The lesson lands the same way in multifamily. AI can write the listing, schedule the tour, and answer the FAQ at 2am. What it can’t do is read the room. It can’t sense that a prospect’s hesitation is about budget, not the floor plan, or know when to stop selling and let someone picture their life in the space. AI can handle volume. But the moments that actually close still come down to a person. Because the answers come from people doing the work. It caught my attention as a marketer, and it caught me as a marketer who uses AI every day. The headline isn’t anti-AI. It’s pro-human. And that’s worth remembering. +++ Scanned the QR code to see what happened next (images shown after the full page ad) +++

Wendy DeMayo-Simpson, MBA shared thisThis next step in my journey feels nothing short of electric. As multifamily organizations rethink how they invest in, build, retool, and launch strategic marketing, CMC is perfectly positioned to lead that shift. A sincere thank you to Joe Summers and Joe Copsey for the opportunity to help build something progressive. The work ahead will be bold and honestly the possibilities are endless. And to the friends and colleagues who have reached out with such incredible support — your encouragement means more than you know. I look forward to working with so many of you in this new capacity. Onward. 💥Wendy DeMayo-Simpson, MBA shared thisSomething is shifting at CMC. And it starts today. We’ve been doing some thinking about who we are, what we stand for, and the kind of marketing partner the multifamily industry actually needs right now. The answer led us here. We are thrilled to welcome Wendy DeMayo-Simpson, MBA as President and CMO of Creative Marketing Concepts. Wendy brings nearly 25 years of B2B and B2C marketing leadership to this role, from Regional Leasing Manager in the DMV, to Director of Marketing at AIMCO, one of the nation’s largest REITs, to CMO at Pratum Companies where she built and led a full-service marketing operation spanning 170+ properties across 15 states. She has sat on executive leadership teams, relaunched brands, built teams from scratch, and delivered results at every level. She is also, for what it’s worth, a self-described MarTech and CX obsessive who believes AI is reshaping how this industry serves residents. We are here for it. Under Wendy’s leadership, CMC is stepping into its next chapter. Bolder, sharper, and built for what the industry needs now. Fractional. Strategic. No fluff. Great marketing doesn’t require the biggest budget. It requires the right thinking, the right partner, and the right timing. That’s exactly what we’re here to deliver. Welcome, Wendy. Let’s get to work. 💥 #multifamilymarketing #creativemarketingconcepts #cmc #martech Joe Summers Joe Copsey

Wendy DeMayo-Simpson, MBA shared thisAfter nearly 11 years, I’m closing an important chapter. What a journey it has been. Over these years, I've had the privilege of helping grow a portfolio of more than 30,000 apartment homes, launching a new company after a merger and acquisition, and overseeing corporate marketing and business development through a period of meaningful growth and transformation. And through all of it, the lessons in leadership and resilience have been profound. To the Edgewood/Vantage & Pratum teams I've had the honor of building and growing with. We laughed a lot, navigated even more, and kept moving forward together through COVID, through an M&A, and through plenty of moments that asked more of us than we expected. To my client partners who entrusted me with your communities, thank you. Your confidence gave me the opportunity to do some of the most meaningful work of my career. To my supplier partners, thank you for your creativity, commitment, and for showing up every time we had a big idea and an even tighter deadline. And to my OG marketing crew Lisa Kish, Bethany Birkenbuel, Courtney M. L., Lauren McInnes Diehl and Terez Lambert, MBA — thank you for your friendship and steady presence. You each helped shape this chapter in ways I will always carry with me. As I turn the page, I do so with deep gratitude for everything this chapter has given me, beyond the metrics and milestones. And real anticipation for what comes next. More to come soon... Thank you. Truly.

Wendy DeMayo-Simpson, MBA liked thisWendy DeMayo-Simpson, MBA liked thisA little Friday reminder: Who you work for matters. Not just for the work environment, career growth, or mentorship, but for the way that work environment and leadership impact the rest of your life and your family. This week, I attended a middle-of-the-day awards ceremony at my youngest daughter's camp. In a different time, I would have been a nervous wreck about asking to leave work, checking emails while I was there, or, worse, deciding the risk to my livelihood wasn't worth attending at all and then being wracked by guilt for the choice. As all the parents filed into the award ceremony, the children had made signs for each parent, reserving their seat with a thank-you note tucked inside. I watched as more than one mom (including me) teared up reading their kids' words thanking them for being there and for their support. There are several reasons I'm grateful to be on team Multifamily Insiders and work with Brent Williams, but the fact that I haven't missed a single event of my children's since joining ranks at the top.

Wendy DeMayo-Simpson, MBA reacted on thisWendy DeMayo-Simpson, MBA reacted on thisHappy Friday! Already locked into the weekend mindset. A couple of weekends ago, my friend Jonathan Williams (who literally owns a pickleball company called Pickle Money Ball) stopped by. Now, I’d never played a single second of pickleball in my life. But naturally, I got bold and told him I’d take him on. And look at that photo—pure athletic dominance, right? Believe it or not, I kicked his... Okay, I’m lying. 😂 He beat me like I stole something! But hey, I fought hard, gave it everything, and survived. On to the weekend we go!

Every great strategy starts with the customer you choose. On a recent call, a women-led commercial real estate firm told us they wanted to grow beyond referrals. Before we touched a line of copy, we defined their Ideal Customer Profiles—plural. One ICP was a master-broker partner. Another was the inherited asset seller who needed a high-touch, trusted guide. Without this clarity, any marketing looks busy but lands vague. The ICP process made their positioning precise—and their next marketing move obvious. https://lnkd.in/g-5dnE4e
