When a text message, whiteboard, or phone call does the job, adding another platform doesn’t create much value. That’s changing. The opportunity with AI isn’t to give construction teams more software to manage. It’s to give them back the 50–60% of their week that can disappear into estimates, bid comparisons, coordination, reporting, and searching for information. Better tech shouldn’t create more work. It's just hard work." I said that on a panel last week with Mike Quealy, James Ha, Dustin Haisler, August Sun Chen, Mike Wons, Tyler Masterson, and I keep coming back to it. City managers are carrying two pressures at once. The demands on their teams keep growing, with more records requests, more council prep, and fewer people to do it. Meanwhile the headlines about AI keep getting louder and scarier. Here's what I want every local government leader to hear: you don't have to operate from fear. The concerns are real. Control, data sovereignty, trust, energy use. And every one of them has an answer you can ask for. Here are the questions I'd start with. 👇

Christian Czentye liked thisChristian Czentye liked thisa16z’s pitch to LPs: venture deserves more money. And, funny enough, megafunds, they suggest, are have “earned” that incremental capital. They’re right that companies are building enormous businesses while still private, and LP allocation models were built for a smaller industry. But the analysis they use to sell the 'case for megafunds' doesn’t actually support that argument. 1) The headline “5% of VCs generate 90% of returns” comes from a study of individual investors’ cumulative profit dollars over their tenure. It doesn’t tell an LP nearly anything about fund returns (see point 2). 2) That metric rewards size and length of tenure. A $1B 10-year track record at 1.2x is more "successful" than one $5M check at 40x. And of the paper’s six tests linking past investor success to net fund returns, only one finds any non-zero relationship. 3) Access matters. So do price and fund size. As Venky G. Ganesan put it, you can be right about the company and still be “wrong about the price by a factor of ten.” We take the argument apart, point by point and chart by chart, in our new essay. This concern stems entirely from a viral internet joke. The rumor started because of a viral video featuring a Costco shopper named Dave, who went to the checkout lane wearing a custom T-shirt printed with the barcode for a Costco rotisserie chicken. He insisted that the cashier scan his chest instead of the chicken, claiming he didn't want the checkout scanner's LED lights to "poison" or "contaminate" his food. SafeGrocery store scanners use completely harmless, low-power LED lights or weak visible lasers to read barcodes. 1. No Radiation: These lights do not emit ionizing radiation (like X-rays or gamma rays). They cannot alter the molecular structure of your food, leave behind any residue, or make the food toxic. 2. Everyday Exposure: The light from a grocery scanner is no different than the light hitting the chicken from the store’s overhead light bulbs, your kitchen lights, or your smartphone screen. If you want to be mindful of your health when buying a pre-cooked chicken, food safety experts suggest focusing on real factors rather than checkout lights: 1. Temperature & Time: Bacteria multiply quickly if chicken drops into the "danger zone" (between 40°F and 140°F). Always check the packaging timestamp and pick a chicken that hasn't been sitting out for more than four hours. 2. Plastic Packaging: Some health advocates note that letting hot, oily foods sit in plastic bags or containers for long periods can cause small amounts of plasticizers to leach into the food. If this concerns you, transfer the chicken to a glass dish as soon as you get it home.

The storied venture-capital firm is investing $35 million in an unaccredited San Francisco-based two-year alternative to traditional college for students ages 16 to 22. Though named the Horowitz Andreessen Academy, the school will operate as an independent business led by Gagan Biyani, co-founder of the ed-tech platform Udemy. Some of the heaviest hitters in tech are serving as founding partners: Anthropic, Google, Meta Platforms, Nvidia and OpenAI, among others, will provide access to software and compute, and open their offices for learning purposes. Churnkey is the first South Carolina software company to crack the Inc. 5000’s top 200 in a decade. What I liked most about the profile was that it focused on how we got here. At the height of the pandemic, our last company, Wavve, had a major churn problem. We spent tens of thousands on consultants, got a stack of reports, and still couldn’t move the needle. So we tried something simpler. We asked people why they were leaving. There was always a reason, and often something we could do to keep them. Churn dropped, and we started to realize cancellations were only part of the problem. Revenue was disappearing in other ways too, often without the customer ever choosing to leave. That insight became Churnkey. Five years later, we’ve helped subscription companies recover more than $500 million in revenue that otherwise would have been lost. The full profile is below.

IRR is the new ARR. Real assets eat software. For the last decade, software dominated every pitch deck and portfolio. “ARR” became the holy metric - predictable, scalable, compounding. But the game is shifting. In an era of high rates, inflation, and capital scarcity, the investors who win aren’t chasing infinite SaaS multiples — they’re compounding real cash flows from real assets. IRR is the new ARR. • ARR measures growth in promise. • IRR measures growth in value. • ARR scales with market sentiment. IRR scales with cash and time. Software ate the world — but now, real assets eat software: • Energy, logistics, data infrastructure, and housing are where exponential demand meets physical constraint. • The best returns aren’t in new apps - they’re in reinventing how atoms meet capital. Here are a few firms that just launched or added fresh capital. 🔴 North Carolina-based GEM closed $82M to invest in early-stage funds. 🔴 New York-based Floating Point raised $125M for its third fund to tackle “real world” businesses. 🔴 Tel Aviv-based Team8 raised $265M for its third enterprise AI fund and an additional $100M for follow-on investments in existing portfolio companies. 🔴 Bengaluru-based Bluehill(dot)vc closed its maiden fund at $42M, including a $5.25 greenshoe option. The fund will invest in semiconductors, defense, space, energy, and more. 🔴 San Francisco-based Reach Capital closed its fifth $265M fund to back AI founders. 🔴 Rhode Island-based Teknor Apex Company, launched its corporate venture and innovation arm, TekVentures. TekVentures will invest in early-stage founders focusing on next-generation materials, manufacturing, and industrial intelligence. 🔴 US and UK-based EMERGING and Promethean announced $300M for its Experience Fund. The fund will invest in AI for hospitality and experiential entertainment. 🔴 Germany-based EIT Culture & Creativity raised a $9.9M fund to support creative tech startups and scale-ups across Europe. 🔴 Brussels-based European Commission announced its $5.7B Scaleup Europe Fund to back AI and technology companies across Europe. 🔴 Singapore-based K2 Global raised $200M for its AI fund. 🔴 Beanstalk Agtech launched Monsoon Ventures, a Singapore-based venture studio that will support Southeast Asian founders to commercialize agtech solutions. 🔴 Toronto-based Ripple Ventures closed its fourth fund to invest in early-stage frontier technologies.
