Rachel Lubin shared thisWork/life balance is something that's been talked about to death. As a woman working in startups through my children's earliest years, it's something I've laughed/scoffed at. It is not something I think is attainable every day. But it is a concept I'm deeply committed to over the arc of time. Many of my work days include working right up until a somewhat late family dinner and a second "shift" after bedtime. But they also include space to be human. It's been unquestioned time off from Framebridge to care for a loved one, unabashedly blocking my calendar for kid field trips at Heyday, never apologizing when my kids show up mid-meeting, and not scheduling meetings after 4pm at Roda so our team can be present parents. Today it looked like my team donating their time to listen and engage while my children pitched them marketing ideas for take your child to work day. They were kind, enthusiastic, and generous. I was so grateful to be part of a team that supports one another at work AND outside of it. Bonus: it turns out my girls have absorbed some of those meetings they're always interrupting. Their new loyalty program plan for Roda was top notch!

A big welcome to Suzanna Schumacher Blake Joseph Melissa Goodier Brian Goode, and a friendly reminder from the bigger/better Team Roda to get your oil changed and/or tires rotated if you have an EV (you know you're overdue) without leaving your blankets. Rachel Lubin shared thisIt's an absolute joy to make a hard life moment feel easy. It's even more fun when we get to do it for old friends!Rachel Lubin shared thisMy day was off to a terrible start. Back from holiday, car won’t start, jumper cables won’t work. Should I go with typically poor auto service or even worse down the dreaded insurance path? Thankfully Roda saved the day with exceptional customer experience and a digitally supported journey. And the cherry on top, got to enjoy a beautiful walk to school with my kindergartner. Is free towing sustainable? Idk on small margin items, but it could help drive down CACs and they are going to win all of my future business. Now the only stress is whether Rachel Lubin is at the office and going to judge how clean I keep my car. Please thank Rhyan for me!

Rachel Lubin reacted on thisRachel Lubin reacted on thisSome personal news: last week I started work as Ourisman's first-ever CTO. I'm joining an amazing team with a strong vision for the future of automotive, and I'm excited to lead a team that's driving the tech part of that transformation. I'll be hiring soon, and I'd love to hear from you if you're interested or if you know of great candidates. My last 16 years at Slate Magazine have been wonderful, but the pull of a more pure tech role was ultimately too strong. I loved my time there, and I'll continue to enjoy being a lifelong reader and listener and Slate Plus member.

Rachel Lubin reacted on thisRachel Lubin reacted on thisWe're growing fast at Framebridge and we need a world-class operator to help us scale. We've framed over three million pieces and counting, and as we expand our retail footprint and manufacturing network, having the right person owning our procurement and distribution strategy is critical to getting there. This is a senior, strategic role on my team - the kind of position that shapes how we build and operate for the next chapter of the company. If you've scaled supply chain operations in a high-growth environment and want to do it again at a brand people genuinely love, I'd love to talk.

Rachel Lubin reacted on thisA moment like this hits a little differently when your job is the people side of things. Small Door and Bond Vet started a year apart in the same city, both trying to build something better for pets and the people who care for them. Bringing the two together means a bigger team, more talent in the building, and a lot more we can learn from each other. What I love most about this work is helping people grow, finding them room to stretch, take on more, and do the best work of their careers. A stronger, bigger organization is a chance to do more of exactly that, and getting to build it is the part that gets me up in the morning. Looking forward to what comes next, and grateful to be doing it alongside Florent Peyre, Kristen Lombardi, CVPM, Jamie Richardson and everyone who got us here.Rachel Lubin reacted on thisToday, we're excited to share that Small Door is coming together with Bond Vet. At Small Door, we've always believed veterinary care should feel personal - built on trust, relationships, and being there for pets and families through every stage of life. Our roots go back to the same place and moment: Bond Vet and Small Door were both founded in New York City within a year of each other, serving many of the same communities with a shared vision for modern veterinary care. Joining forces just made sense. Together, we form a network of more than 55 clinics and 170 veterinarians caring for over 500,000 pets across the Northeast, Mid-Atlantic, and Midwest. We're bringing pet families more veterinarians, broader expertise, and connected technology, covering everything from routine and preventive care to dentistry, surgery, and urgent visits. To our veterinarians, care teams, and pet families who've placed their trust in us – thank you. For our pet families, the most important thing to know: nothing changes today. You'll see the same care team, the same appointments, and the same trusted clinic experience you always have. We're proud to take this next step together, for the future of veterinary care, and for the pets and families who depend on it. Read more: https://lnkd.in/g35RUkq9

Rachel Lubin reacted on thisRachel Lubin reacted on thisWhen you know, you know (work edition): I’m excited to share that I’ve joined Keep Company as VP of Marketing! 🎉💚 I’m two weeks in, and following the warmest of welcomes, I know I’ve landed somewhere special. This is a deeply passionate team of people who live their values on the daily, and bring incredible expertise in group coaching, professional development, and organizational growth. I’ve been fortunate to work for mission-driven companies throughout my career, but this one mayyy take the cake for being the most true to me… At Keep Company, there is a fundamental belief that human connection is the most underestimated competitive advantage for organizations today. 💯 As a certified people-person 4life & an “individualizer” (per my CliftonStrengths) — I've always believed my true purpose is to connect and empower others. To say I’m in good company here is an understatement. Im grateful to be joining at such an exciting time for the business, and I can’t wait to help more law firms and professional services organizations build coaching cultures and invest in relationship-based development. Bonus: After 6+ years of remote work, collaborating IRL with this awesome local team has already been a huge life enhancer. #keepthejoy Many thanks to Claudia Naim-Burt , Adrienne Belyea Prentice , Ken Barna , Meg Young ,Heather Schwager , and the entire KC team for such a thoughtful hiring process and kick-off. Let’s do this! 🐸

Rachel Lubin reacted on thisRachel Lubin reacted on thisI've been quietly building something new. It's called Done in a Day—a full brand identity or website, created in a single focused day. No months-long timelines. No endless revision cycles. Just deep collaboration and a whole lot of momentum. I'm looking for *2-3 businesses* to help me test the model. You'll receive a discounted rate in exchange for honest, constructive feedback that will help me refine the experience before I officially launch it. If you've been putting off your brand or website because it feels overwhelming, this might be for you. Comment below or send me a message if you're interested. 🙂

Rachel Lubin reacted on thisRachel Lubin reacted on thisExcited to share my next move — I’ve joined Roda to lead B2B Commercial Fleet Sales across the DMV. This role is the next step in my pivot from policy wonk to business development. Every day I learn about the local nonprofits & businesses that serve our community. Using the same muscles from lobbying days — strategic advising, outreach, stakeholder management — to drive revenue and partnerships. Importantly, Finley loves his new hat. Roda is a high‑growth startup here to ✨ simplify car care ✨ . Our model is true convenience: pick‑up and drop‑off service to keep drivers out of the shop and fleets moving. Add competitive pricing + rave reviews and the value prop is obvious. Grateful for the opportunity and excited to build. Big shout‑out to Rachel Lubin and Suzanna Schumacher, my new start-up gurus and kind of leaders you want in your corner.

Hot take on a Friday: The best CRE brokers in 2030 won't be the ones with the biggest rolodexes. They'll be the ones who learned to leverage AI tools earliest. I've watched two types of brokers respond to new technology: Type A: "This threatens my relationships." Type B: "This frees me to build more of them." The gap between these two camps is widening fast. But I genuinely don't know which matters more long-term—the network you've built or the tools you've mastered. What's your read? Relationships or tech fluency—which compounds faster in CRE?

Evergreen. Private wealth. Retail access. If these terms are showing up more in your fundraising and product strategy conversations, you’re not alone. https://hubs.li/Q03YZ7Yl0 What many firms don’t realize is just how different the operational engine needs to be to support these structures. More investors. More reporting. More frequent valuations. More data complexity. This is where most firms feel the pain. The ones who succeed? They build on clean data, automation, and a unified platform – not spreadsheets. We just published a new blog breaking down the trend and how Pereview helps teams scale into these strategies.

Myth: The Smoky Mountains STR market is oversaturated and declining. Reality: According to AirROI's 2026 market data, Gatlinburg revenue grew 7.0% and Pigeon Forge grew 7.4% year over year. The market is expanding, not contracting. Myth: All cabins in the Smokies perform about the same. Reality: Top 10% properties in Gatlinburg earn over $10,400 per month. The median earns $4,300. That's a 2.4x performance gap in the same market. Operations and strategy are the differentiator, not location alone. Myth: Tourism in the Smokies has peaked. Reality: Anakeesta just launched a $100 million expansion project, the largest single investment in Gatlinburg's attraction history. New Crystal Express Gondolas, reimagined experiences, and increased capacity are all coming in 2026. The tourism infrastructure is growing because the demand is growing. Which of these realities changes how you think about your investment? DM me for our "Smokies Market Insight Brief." #SmokiesSTR #VacationRentalInvesting #STRMarketData #GatlinburgCabins #PropertyInvestment

Every million square feet of property in your commercial real estate portfolio or corporate campus is hiding $250-350K in annual OpEx savings - in security cameras you already own. Most institutional portfolios are leaving $2-5M or more annually on the table because they treat CCTV as a sunk cost instead of an NOI accelerator. Here's what's changing: The smartest CRE operators have stopped buying "more security" and started transforming existing cameras into profit centers. No rip and replace. If you're budgeting security for 2026, this approach will change how you think about every camera in your portfolio. #CommercialRealEstate #CRE #PropertyManagement #SmartBuildings #NOI

🎙️ Jonas Bordo (Founder & CEO of Dwellsy) is taking on some of the giants of the rental tech industry, and he’s doing it with a model that seems insane: not charging for listings. MY TYPE OF CONVERSATION. We went deep on the latest episode of The Alex Show, and Jonas didn't hold back. 👉 In our conversation, we dug into: ✅ Why Dwellsy’s core strategy is to not charge for listings, and how they plan to win against the legacy sites by focusing on data. ✅ The "technocrat's answer" to how the company got its name (it’s not the fun story you'd expect!). ✅ How they are actually using AI to clean and process massive amounts of data, not just as a buzzword. ✅ A shocking data point: Why 1-bedroom apartment rents have been flat for 5 years, while 3-bedroom home rents are up ~30% ✅ The painful lessons from launching 22 different products in a single year just to find a revenue model that worked. If you’re in real estate, scaling a tech business, or just want to know what’s really happening in the rental market, this one is worth your time. 🎙️ Watch the full episode here: https://lnkd.in/e3DBnmcN #TheAlexShow #RealEstateInvesting #Entrepreneurship #PropTech #Dwellsy #JonasBordo

Markets work best when all participants have broad access to information. Housing is no different, which is why listings should be publicly visible, not hidden in private networks that require consumers to "pay for play" to access homes for sale. You shouldn’t have to know someone — or hire someone — just to see your options. Zillow Preview is about bringing more homes out of the shadows and into the open. Our company was founded to Turn on the Lights in real estate. Today is another important moment on that journey. Grateful to the teams at Zillow that made this product a reality, and to our partners who are standing up for consumers alongside us.

IOS Insights | Not All Demand Is Equal Not all demand for outdoor storage is created equal. Last week we talked about how IOS performance is ultimately a market dynamic story: persistent demand meeting constrained supply. But demand itself has layers. Some sources of demand are stable and recurring. Others are transient and opportunistic. Contractors servicing ongoing infrastructure projects, fleet operators maintaining equipment for regional logistics networks, and material suppliers distributing to local construction markets need outdoor storage as a functional input to their operations. The need doesn't disappear when a lease ends. It just moves next door if the site no longer works. Compare that to temporary demand. Overflow storage during a one-time project. Short-term equipment staging. These users are price-sensitive and substitutable. When the project wraps, the demand evaporates. The best IOS sites capture demand that's embedded in the local economy, not passing through it. Tenants who need to be here, not just somewhere. Markets where the work is recurring, the density of activity is high, and relocation friction is real. This is why tenant mix and lease structure reveal more than rent rolls suggest. A site leased to three regional contractors at modest rates can be more durable than one leased to a single user paying premium rent for temporary needs. Durable demand compounds. It creates tenant stickiness, reduces downtime, and justifies the rent even when alternatives exist. Temporary demand doesn't. The question isn't just whether demand exists. It's whether that demand has staying power. Titanium Core Capital actively acquires IOS and other sub-institutional industrial assets nationwide. If you have a deal to discuss or would like to connect, feel free to reach out: gabe@tccmanagement.com

I've been thinking about what makes professional infrastructure actually work in 2026. Community building is not easy. It's a constant curation-which goes against the rules of acquisition at times. It's not about having the in the biggest "directory" or a "list" of important people. Or the MOST sales. Or the loudest events. It's about having relationships and an ecosystem that not only survive change-but support it. Especially not on rented ground. Or with your vendor who is eager to raise capital and build brand equity on your name. When you switch tools, change brokerages, evolve your business - your peer infrastructure and ecosystem should stay constant and evolve to your needs. Not the brand. That's trust and authority, elevated. It's not vendor growth dressed up as a network, or the industry celebrities that just become the content we consume, not the collaborator we can call. That's what REALM® Global is being built for: luxury real estate relationships that outlast vendor contracts, consolidation, mass marketing. Just excellence and collaboration- that drives business the old fashioned way, and not by the logo on your business card. Some networks highlight production averages, REALM’s value lies in intelligence-driven global connectivity, curated cross-border partnerships, brand developments, and strategic alliances that generate real referrals, client matches, luxury lifestyle integrations- and business expansion growth is an organic shift for each member. Onward and cheers the building communities. https://lnkd.in/gw79acQ6 #globalluxury #realmglobalcollective #realmglobal

spoke to the principal of a dealership last week. we discussed AI. The immediate reaction was that it was a gimmick and then it turned into people losing their jobs. the reality of what's perception and what we are seeing working at Magentiq is quite the opposite. we see teams reclaim 30% of leads they never knew they had and convert them to sales. we see teams look at AI as a way to bring more order to their day so they can spend more time in the field and work with customers. there's more and more. so if you lead a dealership or are an OEM trying to grow market share... don't read the headlines and make snap judgements. pilot it, trial it, or even just spend 15 minutes with our team. if you don't, you will lose business and share to a much savvier operator.
