I loved something Andrina said in the announcement: builder lending really is its own discipline. The more time I spend working with builders, the more I believe that. Every builder operates differently. Their markets are different, their buyers are different, and what they need from a lending partner is different. The job isn’t to walk in with a list of programs and assume you have the answer. It’s to understand the builder’s business first, then figure out how lending can actually support what they’re trying to accomplish. I’m excited to watch this partnership grow as DRB Home Loans begins serving DRB Homes buyers in Colorado, Texas and Arizona. Amy Abeyta posted thisYesterday was a rough day for mortgage rates. No way around it. Rates are back around 7%, and while we may absolutely see some better days ahead, I would be careful about confusing a good day in the bond market with a change in direction. What I keep thinking about is how much this changes the conversation for builders. So many buyers are shopping by payment, not just purchase price. That means incentive strategy is really becoming a conversion and margin conversation. Are the dollars you’re already spending actually getting the buyer to the payment they need? Sometimes the answer is yes. Sometimes the structure needs to change. Permanent buydowns, temporary buydowns, closing cost strategies, ARMs and locked forward commitments can all play a role depending on the buyer, inventory and goal. And when the market does give us an improvement, a forward commitment can be a really useful way to capture that opportunity rather than crossing your fingers that rates happen to cooperate later. And yes, I know “crossing your fingers” is not exactly a financing strategy. :) My biggest takeaway right now: don’t set your financing strategy once and forget about it. Stay close to your lending partner. Talk through inventory, payment targets, buyer objections and incentive budgets regularly. Buyers haven’t disappeared. Affordability is just harder to solve right now.

Amy Abeyta shared thisSeriously, stop scrolling if you are in the homebuilding or real estate industry. Did you know a lower mortgage rate can help a buyer build equity faster, not just lower their monthly payment? Mind blowing! Take a $600,000, 30-year mortgage. At 6%, the monthly principal and interest payment is about $3,597. In the first month, about $3,000 goes to interest and only $597 goes toward principal. At 5%, the monthly payment drops to about $3,221. But only $2,500 goes to interest, which means about $721 goes toward principal. So the buyer at 5% is paying roughly $376 less per month while also paying more toward the actual loan balance. That is the part that made me stop and dig deeper. Why don't we talk about this? On a fixed-rate mortgage, the payment is calculated to fully pay off the loan over 360 months. Each month, interest is calculated first based on the remaining balance, and whatever is left from that fixed payment goes toward principal. When the rate is lower, less of the payment is eaten up by interest, so more goes toward reducing the debt. Over time, that difference really adds up. In this same example, after five years the 5% borrower has paid down about $7,350 more principal. After 15 years, the difference is almost $19,000. And that is before you even factor in the lower monthly payment and the lower total interest paid. I understood amortization, but I had never really stopped to look at the principal impact this way. Mary Steinmeyer and ChatGPT may have had to endure a few rounds of “Okay, but WHY?” before I was fully satisfied. 😂 For builders and real estate professionals, this matters when we talk about incentives. We spend a lot of time focused on the rate and the monthly payment, but there is another question worth asking: How much of the buyer’s payment is actually working toward ownership? A lower permanent rate may be creating more value than the buyer ever sees on the rate sheet.

Amy Abeyta shared thisI read something today that I absolutely loved. It was about the promises we make to ourselves and how keeping them, even the really small ones, builds self trust. We put so much importance on keeping our word to other people. But what about the things we quietly tell ourselves we're going to do? I'm going to finish that project before switching tasks. I'm going to make that call. I'm going to get 10,000 steps in. I'm going to follow through on the thing I said mattered. Nobody else necessarily knows whether we do it, and sometimes it doesn't feel like a big deal when we don't. But it is. Because we know. I loved the idea that every time we do what we told ourselves we would do, we're giving ourselves another piece of evidence that our own word can be trusted. We're building discipline and confidence in those easily overlooked moments. And I think that's how a lot of success is built. Not through one giant transformation, but through hundreds of small decisions when no one is watching. The reason this hit so hard is because I am absolutely not perfect at it. Not even close. But it gave me something to think about today. I'm going to be more careful about the promises I make to myself, and more intentional about keeping the ones I do make. Amy Abeyta posted thisThe best builder incentive has two jobs. First, it has to get the buyer through the door. Then, it has to solve the buyer’s actual problem. I think that distinction matters more than ever right now. Builders are under real pressure to advertise compelling incentives because buyers may never start the conversation without one. And if the offer does not create traffic, you may never get the chance to understand what is really keeping that buyer from moving forward. But once they raise their hand, the conversation should change. Maybe they need a lower monthly payment. Maybe they need help with cash to close. Maybe one debt is affecting qualification. Maybe they have a home to sell. Maybe the rate is not actually the biggest obstacle at all. That is where lending strategy should move from marketing to diagnosis. The advertised incentive earns the opportunity, the right financing structure helps convert it. And those two things do not always have to cost the same amount. The goal is not simply to advertise the biggest incentive. It is to create an offer strong enough to earn the conversation, then use those dollars as intelligently as possible for the buyer standing in front of you. Better for the buyer. Better for the builder. Better for the sale. This question stays on the top of my mind, are we using incentives just to create traffic(and is it really working), or are we making sure every incentive dollar is doing the right job once the buyer walks through the door?

Amy Abeyta shared thisThe Mortgage Rate Isn't the Dream. We talk a lot about incentives in mortgage lending and homebuilding right now. We have to. A compelling rate promotion can get a buyer's attention, create traffic, address affordability, and give someone a reason to take another look at a home. In today's market, builders and sellers need a clear promotional strategy to compete. But I've been thinking about what happens after we get their attention. Are we letting buyers/borrowers focus so much on the incentive that they've stopped looking at homes through the lens of how they will live in them? Nobody dreams about owning a 2.99% first-year rate. We just all want one. Buyers dream about the extra bedroom for the baby that's coming. The backyard for the dog they've always wanted. A kitchen filled with people at Thanksgiving. A shorter commute. A neighborhood where their kids can grow up. The freedom to make a place completely their own. And for many buyers, homeownership is still one of the most meaningful opportunities they have to build long-term wealth. Now, don't get me wrong, the promotion matters, a lot! But the promotion isn't the dream. I also wonder if our focus on rate has trained buyers to start every conversation with, "What's your rate?" That's where I see so many great sales professionals and lending partners change the conversation. They ask more questions. Why are they moving? What matters most to them? What is actually keeping them from buying? For one buyer, using incentive dollars toward the rate may absolutely be the best solution. For another, it could be closing costs, prepaid expenses, appliances, landscaping, or a completely different financing strategy. Every buyer is different. The incentive should create the opportunity for the conversation. Discovery should determine how we use it. Builder margins matter too. Continuing to add more and more incentive dollars isn't an unlimited strategy. Using those dollars in the way that creates the greatest value for the individual buyer matters. So no, I don't think we should stop advertising rates or compelling promotions. Not even close. I think we should use them to get the buyer through the door, and then make sure we don't forget to sell the reason they walked through it in the first place. The home. The life they want to build there. And the opportunity to own it. That is where the heart is.

Amy Abeyta shared thisBusiness Development Is Being Present Today for a Future Opportunity. Yesterday, Mary Steinmeyer and I spent the afternoon visiting builder sales teams across Colorado and delivering little lemon treats to break the ice. We weren't there expecting loan referrals or to make a sales pitch. We were there to introduce ourselves, start conversations, and begin building relationships, or touch existing ones. Business Development is a funny profession. You can have the most creative solutions, the strongest products, and a genuine desire to help, but none of that matters if people don't know who you are or trust you enough to pick up the phone when they need help or you have information to share. Relationships aren't built the day someone has a problem, they're built long before that. Sometimes they begin with nothing more than a handshake, a conversation, and a lemon. Every builder, VP of Sales, and sales counselor we met has people stopping by every week hoping to earn their business. I respect that because I know they're busy, and I know their time is valuable. My goal isn't simply to tell them what Alta Home Lending offers, it is to understand their business well enough to know where we might genuinely create value. Maybe they're happy with their current lending partner. Maybe they're looking for a better experience. Maybe they need help solving difficult financing situations. Maybe they simply want to know that every buyer who walks into their model home will receive thoughtful guidance instead of a quick "no." Whatever the need, I want to be the person they think of when the time is right. Business Development is about showing up today for an opportunity that may not come until months (or years) from now. That's true relationship building. And honestly... It's one of my favorite parts of what I do. 🍋

Amy Abeyta shared thisIn today’s lower-traffic homebuying market, understanding who is shopping, and why, matters more than ever. While we may see fewer buyers walking through model homes, many of those who are shopping are serious. Their search is often connected to a significant life event. In real estate, we traditionally talk about the five Ds: Diamonds. Diapers. Divorce. Death. Downsizing. I believe today’s market calls for a sixth: Destination. A new job. A move closer to family. Retirement. A different community. Or simply a fresh start in a place that better fits the life someone wants now. These motivations may bring buyers into the marketplace, but they don’t tell us exactly what each buyer needs. That’s where thoughtful questions and genuine discovery become so important in lending and home sales. Why are they considering a move? What has changed in their life? What would make the next home and the path to purchasing it, right for them? The answers help sales professionals and lending partners move beyond assumptions and understand how best to serve each buyer. Lower traffic doesn’t necessarily mean lower opportunity. It may mean a higher share of serious buyers with meaningful reasons to make a move. Our job is to uncover those reasons, listen carefully, and help each buyer find the right way forward.

A lot of people actually tried to talk me out of turning employees into family .. they said, "Gary, you're too nice. It's not gonna work out." But I never believed them, not for one second .. no matter how much money they had or how much I believed in them.
