This milestone follows strong early sales momentum, with more than 25% of residences under contract, including three signature rooftop “Barn” penthouses. To mark the start of vertical construction, our Managing Principal Eric Nordness joined Rob Perlman and Krista Sprenger of Alterra Mountain Company, and Richard Arnold of Auberge Collection, along with Steamboat Resort team members, project partners, and community members, on-site to celebrate the milestone. “Breaking ground on The Stockman, Auberge Collection is a major milestone that reflects our commitment to creating a place that feels authentically Steamboat,” shared Eric. "From the beginning, this project has been shaped by a deep respect for Steamboat’s character and what makes this place so special. The project has already seen meaningful momentum, and now we are one step closer to welcoming guests and residents to one of the nation’s best alpine destinations.” Set to open in 2030, The Stockman will create a new landmark destination that blends luxury hospitality, residential living, and year-round mountain experiences. We're excited to celebrate this meaningful moment alongside our partners and look forward to seeing The Stockman continue to take shape. Colleen Dobry Ciraulo liked thisColleen Dobry Ciraulo liked thisThe best programming evolves by listening to the community. A recent Swing Dancing event with Fizz Swing Dance welcomed more than 800 attendees, making it the highest-attended dance event ever at Gallagher Way across our swing, tango, and honky-tonk series. It's a great example of how thoughtful programming continues to grow as we learn what resonates and create new opportunities for people to gather. At Marquee Development, we treat programming as a long-term asset strategy, using data and real-world engagement to inform how our districts evolve over time. By responding to what resonates while continuing to test new ideas, we create places that generate lasting economic value, strengthen community connections, and remain vibrant destinations year-round.

As AI continues to reshape the way businesses operate, we see it as an opportunity to become more informed, more efficient, and ultimately more valuable to the clients, partners, and communities we serve. That mindset is what led us to establish Marquee Development’s AI Task Force. More than a policy group, it's a working team dedicated to exploring emerging tools, testing practical applications, and understanding where AI can meaningfully strengthen our business. Across the firm, we're already seeing AI accelerate time-intensive processes, giving our team more capacity for the work that matters most. In every aspect of our business, our philosophy is guided by the people who will ultimately experience our districts. That human perspective remains at the center of every decision and is something technology can support but never replace. For us, AI is another tool to strengthen the way we work and keep us more informed than ever before. As the industry continues to evolve, we look forward to continuing to explore how emerging technologies can help us enhance our work, strengthen our districts, and shape the future of our industry. The unveiling took place in celebration of the club’s 10-year anniversary of the historic 2016 World Series championship. At Marquee Development, we believe mixed-use districts should evolve in ways that deepen their connection to the surrounding community. Champions Gate adds another layer to the district, where the fan experience starts before first pitch and extends after the last out. Fulton Market just did something remarkable: It has has already surpassed its entire 2025 leasing volume—and we're only in Q2 2026. The district now captures 18% of Chicago's office activity, up from 6% last year. What's driving this? It's not just offices. It's the "9-to-9 principle"—dining, retail, residential, and work all integrated. People don't just work there. They want to spend their whole day there. Sidley Austin's 500K SF lease is anchoring Chicago's first new office construction in years. That's not a comeback story. That's proof that experience-driven environments win. The takeaway: Flight-to-quality has become flight-to-experience. Single-use districts are losing. Mixed-use lifestyle districts are the future. Cities that figure this out will dominate tenant attraction for the next decade. Are we watching the blueprint for urban recovery, or is Fulton Market the exception? #CommercialRealEstate #Chicago #FultonMarket #OfficeMarket #MixedUse #CRE

Getting excited for next Thursday, June 18, at Fulton Market! We're showcasing Ona™ by tambient® — "a new era of human-centric workplace lighting that goes way beyond the traditional task light." Honestly, I think it's pretty special when companies prioritize things like circadian and metabolic support technologies. It's not just about lighting a space anymore—it's about genuinely caring how people feel and perform throughout their day. That kind of intentionality matters. Can't wait to see this in action and celebrate what's next for workplace lighting. Looking forward to meeting and connecting with some great people.
