🏗️ I have a prediction that probably sounds more radical than it actually is: The future construction Project Manager will not manage paperwork. They will manage agents. That may sound like a big leap, but look at what PMs spend their time chasing today: RFIs. Submittals. Meeting minutes. Commitments. Change events. Schedules. Logs. Emails. Follow-ups. A lot of that work still matters. But a lot of the first pass does not need to start with a human anymore. An RFI agent can flag a conflict before the PM drafts the question. A submittal agent can compare a submission against the spec before it goes to the reviewer. A meeting agent can turn a discussion into action items, responsible parties, due dates, and risk alerts. A cost agent can connect a field issue to potential change exposure. A schedule agent can identify downstream impacts before they show up in the next monthly update. That does not make the PM less important. It makes the PM more important. The job shifts from keeping paperwork moving to making judgment calls, removing roadblocks, managing relationships, protecting the contract, and leading the project team. The best PMs will not be replaced by AI. The best PMs will lead AI-enabled project teams that move faster, catch risk earlier, and spend less time buried in admin work. That is the part I think construction needs to get serious about. AI is not just another tool to add to the tech stack. It is going to change how we structure project management. Because contractors do not make money by managing logs. Contractors make money by putting work in place. And honestly, this prediction is not actually that radical. Reflections from Three Decades in Construction Technology (Part 2) The internet didn’t just connect computers. It connected construction. Before connectivity became part of everyday business, project information was constantly being recreated, copied, mailed, faxed, or sent from one company to another. Every handoff introduced delay, duplication, and the risk that someone was working from the wrong version. Then, in the early 2000s, something important shifted. The cost of connecting the jobsite dropped dramatically. What had been unusual became increasingly practical—and then expected. Jobsites were no longer isolated from the systems and people supporting them. Once the jobsite was connected, project teams could be connected as well—not only across locations, but across company boundaries. That began to change the nature of project management. Systems of record still mattered. Official logs, documents, and approvals did not disappear. But the work around them became more collaborative and more immediate. Teams could coordinate around changing information rather than simply documenting what had already happened. The internet changed something more important than speed. It changed the expectation that everyone involved in a project could work from the same information. Owners, architects, engineers, contractors, and suppliers were no longer constrained by where documents physically lived—or by the boundaries of their own companies. That may sound obvious today. At the time, it represented a fundamental change. Construction technology was no longer only improving work within individual organizations. It was beginning to connect the entire project ecosystem. Looking back, the internet’s greatest contribution may not have been faster communication. It was making shared information—and shared work—possible. The results were dynamic and added tremendous value across the board: -Sustainability – Real-time global sharing of project data, reducing carbon footprint. -Versatility – Effective for both indoor and outdoor use. -Perspective – A true bird’s-eye view that enhances awareness. -Safety – Keeps personnel at a safe distance during high-risk activities like blasting, crane operations, excavations, and electrical crossover work. -Cost Savings – Reduced travel expenses, minimized equipment needs, and provided clear visual progress updates. -Efficiency – Covered large areas in a fraction of the time. The truth is that most projects and programmes do not revisit lessons learned. Lessons learned from the past should be the key to a start of a project ! Key Transferable Lessons: 1. Effective Stakeholder Management Issue: Coordinating multiple government agencies, investors, and contractors led to conflicting interests. Resolution: Regular stakeholder meetings, transparent communication, and phased approvals ensured alignment. Lesson: Organisations should establish clear communication channels and structured engagement with all stakeholders. 2. Risk Management & Contingency Planning Issue: The original sand composition and sea currents caused unexpected erosion.
